No two foundations move soil gas the same way. A 1920s York city rowhome with a fieldstone basement, a 1970s split-level with block walls in Springettsbury, and a new build with a poured basement in Dover all need different suction points, fan sizes and pipe routes. That is why every radon mitigation system starts with a design visit, not a price off a sheet. We check the slab, sump pit, drain tile and wall construction, then run a sub-slab communication test to see how far suction will reach under the floor. The results decide where the suction point goes, how many are needed, which radon fan will do the job quietly, and whether the pipe runs through the garage, a closet or up the exterior wall.
A radon fan is the heart of an active radon mitigation system. Many run for years, often 5 to 10 or more, but continuous duty in summer heat and winter cold eventually takes a toll. A replacement is only a good fix if the new fan matches the suction and airflow your system actually needs. We check the original fan model, the pipe size and the manometer reading, and look for other problems like cracked pipe, loose couplings or water in the line. Then we install a fan that fits the system, not just the first one on the truck, and verify the suction once it is running.
Radon mitigation systems are simple, but small problems add up. A loose coupling, a cracked pipe in the attic, an unsealed sump lid or a new crack in the slab can let the fan pull basement air instead of soil gas. The manometer may still move, but radon levels creep back up. We treat repair as a diagnosis. We check the fan, manometer, alarm and electrical supply, trace the pipe for leaks and damage, inspect seals at the slab, sump and walls, and compare everything against your radon test results. In unfinished basements, the suction point and pipe go where they are easiest to route.
